Help
No results? That is usually not a bug.
Immobilien Bot does not show you flats that have been online for a while. It only reports listings that appear after you have set up your search — so an empty list right after you start is completely normal.
Not a search portal, but your lookout.
A property portal is like a shop window: you see everything that is online right now — including flats hundreds of people have already applied for. Immobilien Bot works differently. It watches 26 portals around the clock and only gets in touch when a new listing that matches your search goes online.
That is on purpose: your chance lies in the first minutes after a listing is published. Old listings would only fill your list with flats you are too late for anyway.
Property portal
Shows everything on offer — including listings from yesterday and last week.
Immobilien Bot
Reports only new listings — in real time, the moment they go online.
How long until the first result? That depends on your city and your filters: anything from a few minutes to a few hours. The busier the area and the more open your criteria, the sooner the first push arrives.
How to get more results.
Listings are coming in, just not enough? Then your filters are probably narrower than the market. Each of these settings increases the number of matching listings — the ones at the top usually make the biggest difference.
Widen your search area
A few more streets or a bigger radius often make the biggest difference. Well-connected neighbouring areas are usually just as quick to reach.
Add more search areas
You can watch up to 3 areas at once — for example your preferred neighbourhood, the one next to it and the area around your work.
Lower the minimum rooms
One room fewer as your minimum opens up far more listings. Some 2-room flats are as big as a tight 3-room flat.
Lower the minimum size
Even a few square metres less as your minimum bring noticeably more results.
Set a realistic maximum rent
If your limit is below what is usual in your area, hardly anything gets through. Compare rents on the portals and raise the limit if your budget allows.
Relax extra criteria
Balcony, furnished and the like filter heavily. Keep only what you really cannot do without.
Switch on all portals
Including the regional sources and housing associations — some listings only appear there.
Allow shared flats or sublets
If they are an option for you: switch on shared rooms (WG), interim and sublets or flat swaps.
Do not exclude IS24-Plus listings
If you have hidden listings that are only visible with “Plus” on ImmoScout24, they drop out of your results. Keep them if a Plus account is an option for you.
Tip: Change one setting at a time and then give the bot a little while. That way you see which setting actually makes a difference for you.
Quick check: is everything set up correctly?
If nothing at all arrives even after a few hours, check these points:
- Notifications allowedCheck your phone settings to see whether Immobilien Bot may send notifications. Otherwise you only see new results when you open the app.
- Search area setAt least one search area has to be drawn on the map or set as a radius.
- Portals switched onHave you deselected portals? Every source you switch off means fewer results.
- Trial or subscription activeAfter the 7-day free trial, the bot only keeps searching for you with an active subscription.
- App up to dateInstall the latest version from the App Store or Google Play.
